Hey there!

If you’re thinking about buying your first home—congratulations! This is such an exciting chapter, and we know it can also feel a little overwhelming. Between mortgage rates, down payments, and trying to decode real estate jargon, it’s easy to feel like you’re learning a whole new language.

But don’t worry—you don’t have to figure it all out alone.

After over 30 years in the real estate and escrow world, we’ve helped a lot of first-time buyers just like you. And today, we want to share some of the most important things we’ve learned along the way—without the fluff or the pressure.

1. You Don’t Need 20% Down

Let’s clear this one up right away. One of the biggest myths we hear is that you need a 20% down payment to buy a home. That’s simply not true. There are many great loan programs out there that allow for much less—some even as low as 3% down. The key is finding the right lender and loan for you.

2. Get Pre-Approved Before You Fall in Love

We always recommend getting pre-approved before you start shopping. Not only will it give you a realistic price range, but it also shows sellers you’re serious when it comes time to make an offer. Think of it like getting your finances dressed up for the occasion.

3. Your First Home Doesn’t Have to Be Your Forever Home

A lot of first-time buyers feel pressure to find their “perfect” home, but here’s the truth: your first home is just your first step. It's totally okay to buy something that works for now and helps you build equity toward your dream home later.

4. Lean on Professionals You Trust

From your lender to your real estate agent to your home inspector, having a solid team around you makes all the difference. You deserve people who are patient, knowledgeable, and genuinely care about helping you make the best decision—not just the fastest one.

5. There’s No Such Thing as a Dumb Question

Seriously—ask away! Whether it’s “What’s an earnest money deposit?” or “How long does closing take?”, no question is too small. We're here to make the process less intimidating and a lot more enjoyable.
